Your cell site lease is worth more than a monthly check.

If a wireless carrier leases your rooftop, ground, or tower space, you have options beyond collecting rent — including a substantial upfront buyout. We negotiate that decision on your behalf.

Who we are

A rare combination, built for one negotiation.

We represent a unique combination of telecommunications, real estate, and business expertise. Most lease buyout offers come from investors who understand only one side of that equation — the carrier's side.

We negotiate leases for cell site properties, generating income for property owners by leasing rooftop and other qualifying space to the telecommunications industry. Our hands-on philosophy influences every part of the process, from the first valuation call to the final signature.

Your options

Three ways to structure a lease buyout.

Each path trades value, control, and duration differently. The right one depends on your tax position, your plans for the property, and how much certainty you want today.

Option 1

Master Lease Agreement

A new lease is created and your current carrier tenant effectively becomes a subtenant. Your title and property rights stay largely intact beyond the landlord-tenant relationship.

Option 3

Term (Fixed) Easement

Rights revert to the property owner once the term expires. A longer term — 55 years or more — can come close to perpetual-easement value while preserving eventual control.

Why owners choose it

The case for a Perpetual Easement.

It's the most common structure for cell tower lease buyouts, and usually the highest-value one. Here's what it actually changes for you.

Long-term revenue stream

A significant upfront payment in exchange for granting these rights — capital you can put toward property improvements or other real estate.

Limited property impact

You keep title to the land. The easement holder's rights are specific to the tower — everything else on your property stays under your control.

Potential 1031 exchange

In certain cases, proceeds may be eligible for reinvestment into other real estate without immediate capital gains tax. Confirm with your tax professional.

No more management hassle

The easement holder takes over lease administration, tenant issues, and rent renegotiation. You get steady income without the day-to-day.

What we negotiate on your behalf.

A tax strategy already in place, or a non-profit structure? A Term Easement can land close to perpetual-easement value while still returning full control to you eventually. Either way, these are the four things that decide whether a buyout offer is fair.
